BLUEWAY COMMONS
In the picturesque town of Haddam, CT, Blueway Commons stands out as a thoughtfully designed Multi-Family apartment community developed by Elm Tree Communities. This exceptional project brings 88 modern and stylish luxury apartment units to the scenic CT River Valley, each uniquely designed to offer a blend of comfort and elegance.
Phase I introduced 56 units, comprising 36 one-bedroom and 20 two-bedroom apartments, housed in three two-story residential buildings. This phase also included the construction of a state-of-the-art clubhouse designed to serve as a central hub for residents from both phases.
Phase II added 32 units, evenly split between one-bedroom and two-bedroom apartments, spread across two two-story residential buildings.
Blueway Commons offers a plethora of amenities to enhance the living experience. From a clubhouse and fitness center for social and physical activities, a community garden and dog park for nature lovers, a game area with a billiards table and a business center for entertainment and work, to a social room and TV lounge for relaxation, and 24-hour emergency maintenance for peace of mind, we've thought of everything to make your stay comfortable and enjoyable.

CASE STUDY I
Blueway Commons
As President of Elm Tree Communities, LLC ("ETC"), Jeff Hartmann led the development of a two-phase, 88-unit multi-family residential project along the Connecticut River in Haddam, CT. His leadership and expertise were instrumental in the project's success, which received its first residents 53 weeks after groundbreaking and achieved 90% occupancy four months after completion.

CASE STUDY II
The Shops at Harrah's
As President of Experienta Development Partners, Jeff Hartmann led the development of The Shops at Harrah's Cherokee Casino Resort in Cherokee, NC:

At the time, Harrah's Cherokee Casino Resort was in the midst of a significant masterplan expansion

The project included a new hotel tower, convention center, and related parking structures, as well as major retail, dining and entertainment expansion

The approximate size of the project was 233,000 square feet

The Cherokee Nation and Experientia mutually decided to suspend the project due to the impact of COVID-19.


CASE STUDY III
Desert Diamond Casino
Jeff Hartmann jointly led the Desert Diamond master planning exercise, working with The Innovation Group to create a White Tanks Casino in 2021. Desert Diamond Casinos - White Tanks:

Established a design vision for the White Tanks Casino, working with the Casino Leadership Tribe's architect.

Prepared the operating model and development budgets presented to the Nation's Board.

Created a master development plan for the White Tanks casino's development.

The 450 million-dollar White Tanks casino opened in December 2024.
