Jeff Hartmann, the founding principal of Elm Tree Communities (“ETC”), is a seasoned professional in the private real estate industry. He is responsible for developing, implementing, and overseeing ETC’s development strategy and all capital markets activities.
Since founding Elm Tree Communities in 2020, Jeff Hartmann has served as President of the firm, specializing in multi-family, mixed-use real estate, and hospitality projects. Today, Jeff and his associates at Elm Tree are creating high-quality, high-demand multi-family developments that reflect the shifts in residential and lifestyle design.
With over two decades as CFO, COO, and CEO, Jeff Hartmann has played a crucial role in the creation and development of the hospitality industry. His career spans the landmark casinos of Foxwoods and Mohegan Sun in Connecticut and Mohegan Sun at Pocono Downs in Pennsylvania, showcasing his ability to handle diverse challenges.
Clients have benefited from Jeff's breadth of experience and expertise, including understanding the risks and opportunities in real estate, real estate due diligence including financial modeling, following the use and selection of cap rates, proforma development analysis, development feasibility analysis, ground leases, and working with REITs and Private Equity Funds. His insights and guidance have helped clients make informed investment decisions and maximize their returns.
Jeff has addressed wildly divergent opportunities, from acquiring the WNBA Connecticut Sun franchise for Mohegan Sun to leading the Mohegan Sun Executive team in developing the property master plan and developing a mixed-use entertainment zone at Harrah’s Cherokee Casino in North Carolina. His successful track record and diverse experiences demonstrate his ability to navigate complex real estate and hospitality projects.
Jeff has worked closely with major Wall Street firms, including Goldman Sachs, Citibank, Wells Fargo, and Bank of America. As Chief Financial Officer of the Mohegan Tribal Gaming Authority, he was pivotal in securing $4 billion in public and private financing, including the only $1 billion syndicated bank credit facility for a Native American tribe.
It may come from consulting for property owners, advising on financing, or mixed-use real estate profitability. That next challenge may turn on 30+ years of financial acumen or insights from working with elite finance, hospitality, and real estate professionals.
Jeff began his career as a Certified Public Accountant with PricewaterhouseCoopers, LLP, working from 1984 to 1991 in the Philadelphia and New York offices as a specialist in real estate and casinos. He earned his Bachelor of Arts from Rutgers University and a Certificate in Real Estate Development from New York University Schack Institute of Real Estate. Jeff maintains Key Gaming licenses in New Jersey, Connecticut, and Pennsylvania.
He is the former chairman of the board for Read to Grow, a literacy-based charity in New Haven, Connecticut. Jeff also volunteers to help on the board of directors for the Connecticut Sports Foundation Against Cancer and Fans 4 the Cure, demonstrating his commitment to community service. He is married with four adult children and lives in Connecticut.
Jamie Miner is the Chief Financial Officer for Elm Tree Communities ("ETC"). He has over twenty years of diverse corporate accounting & finance experience ranging from construction controller and international financial statement consolidation to corporate development financial analysis and mergers & acquisition due diligence. Jamie's passion is real estate, and he possesses nearly twenty years of experience as a multi-family investor and landlord. Having purchased his first investment property in 2002, he has steadily increased his portfolio with a buy, renovate, and rent approach.
Jamie will oversee all aspects of the construction project budgets and financial analysis, assist with Elm Tree Communities' marketing efforts, work with the property management team to provide top-quality service to our residents, find solutions to increase property operating margins, and assist in analyzing multi-family acquisitions and development opportunities.
Jamie resides in Norwich, Connecticut, with his wife and two children. He is an avid New York sports fan and can usually be found either walking his dog in the morning or supporting his beloved UConn Huskies. Jamie holds a Bachelor of Science in Accounting from the University of Connecticut.
Glenn Bedford has over thirty years of construction and design management consulting experience as Owner's Rep and General Contractor Senior Project Manager on Casino, Hotel and Resort Development and Construction. He will develop project schedules and track budgets, manage the design and construction process, and perform onsite construction management. Design and Construction change order review and management, resulting in cost savings to the owner.
Kayla is a Real Estate Analyst at Elm Tree Communities (“ETC”), where she prepares project proformas, models out potential projects, conducts market research, prepares investor updates, and assists in aspects of budgeting and development planning.
Kayla earned her Master’s degree in Alternative Investments with a concentration in Real Estate at the Isenberg School of Management at UMASS Amherst. She also completed her Bachelor’s degree in Business Administration in Finance at Isenberg, where she graduated Summa Cum Laude from the Commonwealth Honors College. Prior to joining ETC, Kayla completed a corporate finance internship at Advanced Group, where she worked on budget analysis, weekly revenue and gross profit reporting, and quarterly board presentations.
Outside of work, Kayla loves to travel, do hot yoga, cook for her friends and family, go skiing, and play the piano.
Michelle Parmelee serves as the Community Manager at Blueway Commons, Elm Tree Communities first multi-family project, located in Haddam, CT. She has more than 20 years of real estate experience, specializing in luxury properties and relocation.
Michelle excels in customer service and community engagement. She brings superior organizational and management skills to Blueway Commons.
Michelle holds a bachelor’s degree in business administration with a concentration in legal administration. She is married with two grown children and has lived in Haddam for 23 years.
Luke is an analyst intern at Elm Tree Communities (“ETC”), where he conducts market research, assists in property evaluations, and enhances our online presence.
Luke is currently pursuing his Bachelor’s degree in Finance with a minor in Economics at Rutgers University – Camden. Luke is also a Customer Service Assistant at a garden center in his hometown.
Outside of work, Luke loves to play golf, spend time with friends and family, and be outside.
